July has seen continued strong momentum at Maritime View, with significant progress across both internal and external aspects of the development. Following the recent completion of the reinforced concrete frame, focus has now shifted firmly toward the internal fit-out and façade installation stages.
On the exterior, façade boarding is approaching completion, setting the stage for window installation and the next phases of cladding. These visible changes are beginning to shape the architectural character of the building, signalling steady progress toward enclosure.
Internally, construction teams are making headway on partitioning and boarding works, supporting the future rollout of key mechanical and electrical systems. These ongoing activities mark a clear transition into the fit-out phase, as the project moves from structural completion to internal refinement.
Looking Ahead
The coming weeks will see façade and window installation activities gain momentum, alongside the continued build-out of internal spaces. As more areas of the development become enclosed, attention will increasingly shift to services installation and interior finishes.
With clear visual progress both inside and out, Maritime View remains firmly on track – reflecting a confident trajectory as it advances through the next stages of construction.

Phase 1: Project Initiation and Setup

Milestone 1
Consultant Appointments
& Site Surveys
This phase establishes the groundwork for the project by engaging key professionals and assessing site conditions.
Key Activities include:
- Appointing consultants (architects, engineers, surveyors, etc.).
- Conduct site surveys, ground investigations & feasibility studies.
- Finalise project strategies & timelines.
- Securing planning permissions & statutory approvals.

Milestone 2
Technical Design
& Pre-Construction Planning
The pre-construction phase transforms vision into action by refining the detailed design and organising the team and resources for seamless project execution.
Key Activities include:
- Develop & finalise detailed design (structural, MEP, architectural).
- Secure necessary statutory consents.
- Conduct health & safety compliance checks.
- Issue market tenders & appoint contractors.

Milestone 3
Site Preparation & Enabling Works
This phase involves preparing the site for construction, including demolition, groundwork and early utility works.
Key Activities include:
- Utility disconnections & site clearance.
- Demolition & removal of existing structures (if required).
- Groundworks & foundation preparation.
- Initial health & safety compliance measures.
Phase 2: Construction

Milestone 4
Foundations, Substructure & Drainage
This stage of construction includes laying the foundation and installing essential underground utilities.

- Construct foundations (piling, slab & retaining walls).
- Install substructure elements (basements, drainage & waterproofing).
- Utility diversions & installation of underground infrastructure.

Milestone 5
Superstructure & External Envelope
This stage involves constructing the superstructure and installing the external envelope, with the building starting to take shape above ground level.

- Frame construction (steel, concrete, or timber)
- External walls, brickwork, cladding & façade installation.
- Roofing & insulation works.
- External windows & glazing installation.

Milestone 6
Incoming Utilities & MEP First Fix
Integration of essential services before interior works begin.
Key Activities include:
- Install mechanical, electrical & plumbing (MEP) infrastructure.
- Incoming utilities connections (water, electricity, gas, telecoms).
- HVAC (heating, ventilation & air conditioning) installation.

Milestone 7
Internal Walls & Joinery Installation
Defining internal spaces & progressing key installations.
Key Activities include:
- Internal partitions & drywall installation.
- First-fix carpentry & joinery.
- Internal MEP second fix (power sockets, lighting, plumbing fixtures)

Milestone 8
Wall & Floor Finishes, External Landscaping
Finalising surfaces and preparing for completion.
Key Activities include:
- Painting, tiling & wall finishes.
- Floor finishes (wood, carpet, laminate, etc.).
- External landscaping & public realm works.
- Service connections finalisation.

Milestone 9
Final Inspections, Handover & O&Ms
Ensuring the project is completed to specification & legally compliant.
Key Activities include:
- Snagging & defect rectifications.
- Final building control & fire safety inspections.
- Obtaining Certifications
- Client Handover Preparation
